DD Architects is a registered Architectural practice established in 2002 and its Directors (Registered Architects) have a combined wealth of experience in excess of 47 years’ whilst our Associates have a combined wealth of experience in excess of 26 years’.

Architect or Architectural Designer – Is there a difference? Yes, an Architect is different from an Architectural designer.

 

Architect is a protected title which can only be used by those qualified to do so.

 

An Architect will be registered with the New Zealand Registered Architects Board (NZRAB) and must re-register every 5 years, providing evidence they remain competent in their work. An architectural designer is not an architect.

ARCHITECT/DIRECTOR

DDA Representative.
Client liaison and facilitation.
Delivers design solution to the client’s brief and objective.
Involved in the overview of every facet of all projects.

PROJECT ARCHITECT

Creates the “Project Team”.
First contact person for each project.
Actively involved throughout the project.
Provides design input and construction solutions at each stage of the project evolution.
Formulates project specific construction detailing for execution.
Ensures that the design/construction process runs smoothly.

ASSOCIATE (SENIOR TECHNICIAN)

Co-ordinates the “Project Team”.
Joint contact person for each project.
Responsible for detailed construction drawings and specifications.
Main liaison and co-ordination with multi-disciplinary consultants teams.
Liaison and co-ordination with all Territorial authorities.
Undertakes on-site construction observation and contractor liaison.

TECHNICIANS (INTERMEDIATE + JUNIOR)

Provides technical support for the Associate Technician.

ADMINISTRATION

General administration and office co-ordination duties.

We tailor each project to the specific needs of every client but as a generic overview our non-project specific process can be summarised within the following steps;

INITIAL MEETING & SITE MEETING:

Initial meet and greet where we clarify; the client’s brief and budget, compatibility and confirmation that we proactively invite an open discussion forum at every stage. Our terms of engagement are also confirmed at this meeting.

CONCEPT DESIGN & FEEDBACK:

We interpret the brief and explore various conceptual design options. Honest visceral uninhibited feedback is invited.

SKETCH PLAN DESIGN & FEEDBACK:

The feedback received in the concept design phase is amalgamated and condensed into a sketch plan which is tabled for discussion.

CONSTRUCTION ESTIMATE:

The client may choose to take the opportunity to test the desired design against their budget by obtaining an estimation of the as-built cost. Cost estimation at this stage is invaluable as it allows for the design to be easily adapted.

DETAILED PLANS & SPECIFICATONS:

Detailed documentation for Construction is produced including assimilation of all detailed information and co-ordination of the project team (sub-consultants).

LIAISON WITH TERRITORIAL AUTHORITIES:

DD Architects Ltd liaises on the client’s behalf with all territorial authorities to obtain all required approvals.

TENDER + NEGOTIATION PROCESS:

Projects may be tendered by inviting multiple contractors to price the works or negotiated with a single contractor.

PROJECT MANAGEMENT + CONSTRUCTION PHASE:

DD Architects Ltd undertakes a full Project Management role throughout all projects and especially so in the construction phase where your dreams become reality.

PROJECT COMPLETION & PROJECT SIGN OFF:

Compliance with the documentation and ensuring the deliverable expectations are met in every respect are confirmed before certifying the completion of the Contract.
